What is a BPO? It is an analysis of recent sales of similar properties (comparables) by a real estate professional to derive an indication of the probable value of a specific property (subject property). A BPO is not an appraisal.

When do you order a BPO? When you want to find out the value of a property or want to cross-verify the value of a property.

Who uses BPOs? Banks and lending institutions for Short Sales or properties in distress. Also, home-owners and buyers who want to find out a fair market value of a property they are planning to sale or buy. Others may use a BPO to show the tax-assessor office the current value of a property.

What includes our BPOs? A narrative on local market conditions, neighborhood characteristics, subject property condition, analysis and photos of three current listings and three recent sales of comparable properties, and suggested list and sales price.

What types of BPOs do we perform? We perform BPOs according to client's instructions. Other than that, we perform exterior and interior BPOs as follow:

Exterior BPO: Our BPO-professional drive by subject property and comparables, taking the minimum of 11-pictures and then performs the analysis. Pictures includes: Subject (front, front right-side, front left-side), address verification, street-scene and one picture of each comparable (3-sales and 3-listing).

Interior BPO: Our BPO-professional goes inside subject property and drive by comparables, taking the minimum of 25-pictures and then performs the analysis. Pictures includes: Subject (front, front right-side, front left-side), address verification, street-scene, interior of subject (all bedrooms/rooms/bathrooms, major appliances/equipments, garages and backyard) and one picture of each comparable (3-sales and 3-listing).


How much do we charge for a BPO?
For single family residence and condos: Exterior BPO $70 dollars (turn around time 3-days). For interior BPO $100 dollars (turn around time 5-days).

We also provide 24-hours BPO turnaround time or BPO for duplex, triplex, up to 4-units (residential).
